Living in the House During Renovation: When It Works and When It Doesn’t

by admin | Sep 29, 2026 | Planning, Contracts & Approvals

Moving out costs rent and storage. Staying in costs sleep, dust and patience. Which is cheaper depends less on the budget than on what is actually being done to the building.

When staying is realistic

  • Single-room scopes: one bathroom, one bedroom, a study
  • Kitchen replacement where you can cook elsewhere for a few weeks
  • Painting and finishes with no hacking
  • Phased work where a defined part of the house stays sealed and functional

When you should move out

  • Full rewiring. The power will be off for extended periods and every wall gets chased.
  • Whole-house hacking. Concrete dust reaches everywhere regardless of sheeting, and it damages electronics and soft furnishings.
  • Roof replacement. The house is open to weather.
  • Structural work. Propping, beam installation and slab work are not environments to sleep above.
  • The only bathroom is out of service. This one ends more attempts to stay than anything else.

If you stay, negotiate this into the contract

Working hours, including a hard stop in the evening. A sealed dust barrier with a zip access, not a sheet of plastic taped to a doorframe. Daily site clean-up rather than a single clean at the end. A safe route from the front door to the living areas that does not cross the work zone. Somewhere for workers to use facilities that is not your family bathroom.

The hidden cost nobody prices

Living on site makes you a full-time supervisor whether you want to be or not. Every decision gets asked of you immediately, often while you are working or eating, and the temptation to approve changes verbally becomes overwhelming. Verbal approvals are how variation disputes start.

If you do stay, keep the same discipline you would from a distance: every change priced and confirmed in writing before it is built.

The middle option

Move out for the noisy phase only — demolition, first fix and wet works — and move back for carpentry and finishes. That is usually the shortest possible rental period and it removes the worst of the disruption for a fraction of the cost of vacating the whole job.
