Roof leak repair in Malaysia: where the water really comes from
- Displaced or cracked tiles. Common after someone walks on the roof to install an aerial or a water tank.
- Failed valley and flashing details. Valleys between roof planes and the flashing where the roof meets a wall carry far more water than the open field of the roof. Most persistent leaks are here.
- Deteriorated roofing felt or sisalation. The second line of defence under the tiles perishes with heat and age, after which any wind-driven water goes straight into the ceiling.
- Blocked gutters and downpipes. Water backs up above the fascia and enters at the eaves.
- Ridge capping mortar. Cracks and washes out over the years.
Why the leak appears far from its source
Water enters at one point, runs along a purlin or a ceiling joist, and drops where it finds an opening. The stain on your plaster ceiling can be several metres from the entry point. Tracing it properly means inspecting the roof space during or immediately after rain, not guessing from below.
Patch versus proper repair
A single dislodged tile is a genuine patch job. A roof over twenty years old with perished felt, multiple leak points and cracked ridge mortar is not — recurring patching on that roof costs more over five years than re-roofing once, and leaves you with damaged ceilings and timber in the meantime.
What proper re-roofing involves
Stripping the tiles, inspecting and replacing decayed timber battens and rafters, installing new insulation and waterproof membrane, reinstalling or replacing tiles, and re-forming ridges, valleys and flashings. Treating the timber against termites while it is exposed is worth the small additional cost.
If your ceiling is already stained, deal with the source before repairing the ceiling. Replacing plaster under an unrepaired roof is money spent twice.
