The retail shop fit out landlord process most tenants underestimate
- Design submission to the mall's technical team, often through several rounds, before any work may start
- Appointment of the mall's nominated contractors for specified trades — commonly fire protection, sprinklers and sometimes electrical connection to the base build
- Fit-out deposits, insurance and contractor accreditation
- A defined fit-out period, after which rent typically commences whether you have opened or not
- Strict working hours, usually overnight in an operating mall, with all material movement through the service lift on a booking system
Where the programme actually goes wrong
Design approval rounds. Every revision costs days and the fit-out clock rarely pauses for them. Submit a compliant design, not an aspirational one.
Nominated contractor lead times. Sprinkler modification and fire detection work must be booked and cannot be compressed.
Overnight productivity. A night shift does not produce what a day shift produces. Plan around it rather than assuming otherwise.
Material logistics. Service lift slots, loading bay windows and no-work periods during mall promotions all constrain delivery.
The commercial items to settle before signing
Get the fit-out period, the rent commencement date, the reinstatement obligation and the list of nominated contractors in writing at lease negotiation, not after handover of the unit. Reinstatement in particular is a real future cost that belongs in the project budget on day one.
The tax point
Retail fit-out is non-residential construction works and falls within the 6% service tax scope. Insist on itemised billing separating materials from construction services — under the policy issued in October 2025, this affects the value the tax is calculated on.
