Ceiling material is one of those decisions made quickly and regretted slowly. A plaster ceiling in Malaysia has to cope with humidity above everything else. Choosing a plaster ceiling in Malaysia over cement board or gypsum comes down to how each handles damp. In our climate the deciding factor is not appearance — most options look similar once painted — it is how the board behaves when it gets wet.
A plaster ceiling in Malaysia and the common options
Gypsum plasterboard. Smooth finish, fast to install, easy to form coves and bulkheads, takes paint well. Weak against moisture: a leak turns a gypsum ceiling into a sagging, crumbling mess, and it will not recover.
Fibre cement board. Considerably more moisture tolerant and dimensionally stable. Heavier, harder to cut and finish, joints need careful treatment. The sensible choice for wet areas, semi-outdoor areas, porches and anywhere under a roof with any history of leaking.
Moisture-resistant gypsum. A middle option. Better than standard board in humid rooms but still not a wet-area material.
Skim coat to an existing concrete soffit. No new ceiling at all. Maximum headroom, cheapest, but all services stay exposed unless they are chased in.
Where people go wrong
Using standard gypsum in bathrooms, wet kitchens, porches and laundry areas because it was quoted as one ceiling price for the whole house. Ask for the board type room by room and expect a wet-area specification where it belongs.
Detailing matters as much as the board
Inadequate suspension spacing produces visible sag over a long span. Cove lighting details that trap heat against the board discolour it. Most importantly, a ceiling with no access hatch means opening it up the first time anything above it needs attention — provide access near valves, junctions and air-conditioning units.
The practical recommendation
Gypsum for dry living areas and bedrooms where the finish and the cornice detailing matter. Fibre cement for every wet or semi-exposed area. Access panels everywhere you have concealed something that can fail.
