A hotel renovation in Malaysia is judged on two things: how quickly the space earns again, and whether guests noticed the work while it was happening. A well planned hotel renovation is a programme problem more than a construction problem.
Phasing a hotel renovation in Malaysia
Rooms are typically refurbished floor by floor or wing by wing, with the working zone isolated from guest circulation, separate contractor access and lift allocation, and noisy works restricted to defined daytime hours. The constraint is rarely the construction sequence — it is the occupancy forecast, which dictates how many keys can be out of service at once.
Where F&B projects run over
Kitchen services. Grease extraction, gas, make-up air and drainage interfaces are the long-lead, high-risk items in any restaurant fit-out and are routinely underestimated at design stage.
Licensing and approvals. Health, fire and local authority requirements for food premises shape the layout — grease traps, wash-up zones, staff facilities and separation of clean and dirty flows are not negotiable design preferences.
Ventilation. An under-designed extract system in a Malaysian kitchen makes the space unworkable and pushes odour into the dining area and into neighbouring tenancies.
Specification for hospitality wear
Guest-facing finishes take constant abuse. Corner protection, robust door edges, cleanable wall finishes behind beds and banquettes, and fittings that can be replaced individually rather than as a set. Specify what the housekeeping team can maintain, not only what photographs well.
Programme and commercial
Tie payment to completed zones handed back into service, not to calendar dates. Every week a floor or a dining room is out of service is revenue foregone, which makes the contractor's ability to hold a programme worth more than a small difference in the tendered sum.
Hospitality and F&B works are non-residential construction and fall within the 6% service tax scope; itemised billing separating materials from construction services affects the taxable value.
