The honest answer to "berapa kos renovate rumah teres" is that it depends less on the size of your house than on how much of it you are pulling apart. Two owners with identical 20x70 intermediate lots in Cheras can spend RM60,000 and RM400,000 on the same footprint. What it costs to renovate a terrace house in KL depends on how much you pull apart. The price to renovate a terrace house in KL is driven by scope, not floor area. Here is what actually moves the number.
Renovate a terrace house in KL: the three tiers owners fall into
- Cosmetic refresh (RM50,000 - RM120,000). Repainting, re-tiling wet areas, new kitchen cabinets, light fixtures, minor carpentry. No hacking of walls, no change to the electrical riser.
- Partial reconfiguration (RM120,000 - RM280,000). Kitchen extension to the rear, opening up the living and dining wall, full bathroom rebuild, rewiring, new grilles and main door. This is the most common bracket for a 20-year-old terrace.
- Full strip-out and rebuild (RM280,000 upward). Everything down to the structure, roof replacement, new slab for a rear extension, upper floor addition, full M&E replacement.
What quietly adds RM30,000 you did not budget for
Rear extension slabs and piling on soft ground. Roof re-tiling once the contractor finds rotten timber battens. Rewiring an old house that still runs on rewireable fuses. Upgrading the incoming water tank and pump. Disposal, which in Klang Valley is charged per lorry load and adds up fast on a full hack.
Then there is the tax question. Since 1 July 2025 construction and renovation works carry 6% service tax, but purely residential buildings are excluded from the scope. Your terrace house renovation should not attract SST on the works. If a contractor is adding 6% to a straightforward residential job, ask which provision they are relying on.
Getting a number you can actually rely on
A quotation is only comparable if the scope behind it is identical. Ask every contractor to price the same written scope, itemise materials separately from workmanship, and state clearly what is provisional. A quote that says "kitchen - RM45,000" tells you nothing; one that says "3.6m bottom cabinet in plywood carcass with solid surface top, 2.4m top cabinet, soft-close hardware" tells you everything.
