A brown ring on a high-rise ceiling starts an argument about whose problem it is. Before that argument can be settled, someone has to establish where the water is actually coming from, and there are more candidates than most owners assume. A condo ceiling water stain almost always has a single traceable source. Chasing a condo ceiling water stain in the right order saves money and neighbourly goodwill.

A condo ceiling water stain: the likely sources in order

• The unit above. Failed bathroom or kitchen waterproofing, or a leaking concealed pipe. The most common cause and the most contentious.
• Common property services. A leaking riser, a shared drainage stack, or a sprinkler pipe running above your ceiling. This is the management's responsibility, not your neighbour's.
• Condensation. Air-conditioning refrigerant pipes with failed insulation sweat heavily in our humidity and produce a stain that looks exactly like a leak.
• A blocked condensate drain. The air-conditioning drain backs up and overflows above the ceiling.
• External envelope. On a top floor or against an external wall, roof or facade water ingress.

How to narrow it down

Note when the stain grows. If it worsens only when the air-conditioning runs, it is condensate or refrigerant pipe insulation, not a plumbing leak. If it worsens after heavy rain, look at the envelope. If it is constant and unrelated to weather or usage, suspect a pressurised pipe.

Open a small inspection section of the ceiling rather than guessing. It is cheap to patch and it converts an argument into a fact.

The process under strata

The Strata Management Act 2013 and its regulations set out a procedure for dealing with defects in a parcel that cause damage to another parcel, including the ability to report the matter to the management and for the management to take steps. Notify your management in writing early and keep the correspondence. Photographs with dates matter.

Repair in the right order

Fix the source, allow the structure to dry properly, then repair the ceiling. Replacing plaster while the source is live simply moves the stain a few months into the future.
