Malaysia does not have a renovation off-season, but it does have months where certain trades stop working and others carry on untouched. Knowing which is which is the difference between a programme that slips two weeks and one that slips two months.

## What rain actually stops

- Roofing and re-tiling. Nobody strips a roof with rain forecast. A half-open roof and an afternoon storm means water through your ceilings.
- External plastering and painting. Needs dry surfaces and dry curing time. Rain on fresh render ruins it.
- Concrete pours for extensions and driveways. Heavy rain during the initial set weakens the surface permanently.
- Excavation and groundworks. Wet clay is unworkable and the site becomes unsafe.
- Waterproofing on external decks and balconies. Membranes need a dry substrate.

## What carries on regardless

Interior demolition, plumbing and electrical first fix, ceiling installation, tiling inside, carpentry installation, painting internal walls, and anything happening inside a high-rise unit. In a condominium, the monsoon is very nearly irrelevant.

## How to programme around it

Front-load the weather-dependent work. If your scope includes a roof, an extension slab or external painting, those go first and everything else follows, rather than being left to the end where a wet fortnight stops the whole job.

Build float into the programme rather than pretending it will not rain. A contractor who quotes a rigid completion date across a monsoon month without any weather allowance is either inexperienced or setting up a claim.

## The thing most owners get wrong

They see rain and assume the whole site should be busy. A responsible contractor will stand down a roofing crew rather than expose your house, and that is the right call even though it looks like nothing is happening. What you should check is whether the *interior* trades are still progressing — an empty site on a rainy day when there is interior work outstanding is a resourcing problem, not a weather problem.

## Protection while work is open

If your roof or an external wall is open, temporary covering is the contractor's responsibility and it should be specified. Ask what the protection arrangement is before the first tile comes off, not after the first storm.
