Mould in Malaysian homes: where it takes hold and why
- Behind wardrobes and cabinets on external walls. No air movement, cooler surface, condensation.
- Inside built-in wardrobes. Sealed, dark, no ventilation, often against a bathroom wall.
- Bathroom ceilings. No mechanical extraction or an extract fan that discharges into the ceiling void rather than outside.
- Air-conditioned rooms kept shut. Cold surfaces plus humid air leaking in.
- Ground floor walls with rising damp from a failed or absent damp-proof course.
What actually fixes it during a renovation
Ventilation, first. Bathroom extract fans that discharge to outside air, not into the ceiling. Ventilation openings in wardrobe carcasses. Cross-ventilation retained in the layout rather than designed out.
Gaps behind joinery. A ventilated cavity between a cabinet back and an external wall, rather than pushing the carcass flat against the plaster.
Address the source. Rising damp needs the damp course dealt with. Lateral moisture from a neighbouring bathroom needs that waterproofing fixed. Paint over either and the paint fails.
Material choice. Moisture-resistant boards in wet zones, anti-fungal paint systems, and avoiding untreated timber in perpetually damp locations.
The air-conditioning trap
Running air-conditioning in a sealed room lowers surface temperatures. Humid air finding its way in condenses on those cool surfaces, and mould follows. Air-conditioning is not a dehumidifier. If a room needs both, provide both.
Persistent mould in a bedroom is worth taking seriously for reasons beyond the finishes. If it keeps returning after cleaning, the cause is structural and needs to be found.
