Once the finishes are back on, every option becomes more expensive and more disruptive.
Termite prevention in Malaysia: why buildings are at constant risk
Subterranean termites are active year-round here. They travel through soil, enter through cracks in the slab and around service penetrations, and work inside timber without breaking the surface. A skirting or door frame can be hollow before anything is visible.
What to do while the building is open
- Soil treatment before the slab is poured on any new extension. This is the single most effective measure and it is impossible to replicate later without drilling.
- Perimeter treatment around the existing structure.
- Treat exposed timber — roof battens, rafters, door frames — while the roof or ceiling is open.
- Seal service penetrations through the slab properly. Pipe penetrations are a standard entry route.
- Choose materials sensibly in high-risk locations: treated timber, engineered products or non-timber alternatives for anything in contact with masonry or near ground level.
Detecting an existing infestation
Mud tubes on walls, columns or the underside of beams. Timber that sounds hollow when tapped. Discarded wings near windows after rain. Doors and skirtings that have swollen or crumbled. If any of these are present, deal with the colony before you install new carpentry — new cabinets on an active infestation are an expensive meal.
Protecting new carpentry
Most kitchen and wardrobe carcasses in Malaysia are plywood or particleboard, both of which termites will consume. Keeping carcasses clear of direct floor and masonry contact, combined with proper soil and perimeter treatment, is what keeps them intact.
